U.S. new listing count in 2026

The FRED series for new listings recorded 463,480 U.S. listings in June 2026, down from 474,976 in May. The count is a monthly observation of newly added listings. It is not a forecast and it does not say how many homes became rentals.

How to use the inflow measure

Compare the new-listing count with the active listing count and pending inventory for the same dates. An inflow can rise while active inventory remains flat if listings move quickly, or rise with active inventory when demand is slower.

A rental portfolio application

For each target submarket, save the observation date, property type, local new-listing count, active count, days on market, and asking rent. Use the market note template to keep asking-side evidence separate from achieved rent.

Method and limits

The figures come from the FRED NEWLISCOUUS series, which republishes Realtor.com Economic Research data. FRED and the Realtor.com data library should be checked for revisions and definition changes. National data cannot stand in for a local comp set.

Frequently asked questions

Does a new listing equal a new rental?

No. The series covers residential listings and does not identify ownership, tenure, or eventual leasing.

What should an owner compare with new listings?

Compare the same market's active inventory, pending inventory, days on market, and verified rental evidence.
